American Investors Club Franchise Information

Putting the pieces together in the real estate business

The American Investors Club Business
American Investors Club franchise owners are real estate investors who specialize in buying and selling houses as a business. Experts estimate that the market for undervalued real estate is $10 billion per year in the United States.

Most investors who buy undervalued real estate focus on the distressed market that includes foreclosures and bankruptcies. There is a lot of competition in this market because every book and seminar on real estate investing uses the same strategies. American Investors Club has discovered that there is a much larger market of home sellers who are willing to take a substantial discount in exchange for a quick cash sale and the buyer taking the house in "as is" condition. In fact, our experience has shown that four to six percent of all sellers are willing to accept a deeply discounted offer. There are many situations that create this "motivated seller." Here are examples of these situations: People who inherit real estate located in another city; rental properties that are no longer wanted; sellers needing investment capital; and properties needing extensive repairs.

The pieces of the puzzle
To be successful as a full time real estate investor, you must solve the pieces of the investing puzzle. The American Investors Club franchise system is designed to provide all of the necessary pieces so you can spend your time buying and selling property.

  1. You must consistently find properties to buy.
American Investors Club has a powerful lead generation program to get home sellers to call you. This system is centered on mass advertising that includes targeted direct mail pieces; television advertising, outdoor and Yellow Pages -- all designed to get home sellers to call you.
  2. You must be able to determine the repair costs and to make quick and accurate offers.
American Investors Club has proprietary repair evaluation software designed to determine market value, repair costs and a target purchase price.
  3. You must close quickly.
American Investors Club offers franchisees the ability to easily borrow funds to buy and rehab houses through its corporate interim lending program. Closing usually occurs within 10 business days from the time the loan is requested and approved. As an added benefit, the funds are wired one business day prior to the scheduled closing, in most cases, so that the seller can be assured of a smooth closing.

The rest of the pieces
American Investors Club has thought of everything a real estate investor needs in order to be successful. In addition to programs described above, American Investors Club franchise owners have access to many other benefits:

  • Vacant property insurance at group rates
  • Internet access for information and selling houses
  • National brand and image
  • Ongoing research and development
  • Referral programs to generate leads in other cities
  • Business development consultation
  • Complete training and support programs
  • Peer interaction at owner's conventions, workshops, and training events

Note: Franchise owners must qualify for some of the programs.

Can I do this business on my own?
American Investors Club provides you the service and support that is very difficult to receive by operating independently. As an independent investor you will have to spend valuable time finding houses and investors to finance acquisitions. You will need to track down insurance providers to cover your properties and spend time developing and implementing your own marketing program, or hire an expensive agency, at the least. All of these activities take away time the primary reason you want to be a real estate investor; to successfully buy and sell homes. With a American Investors Club franchise you are buying into a highly recognized brand and a unique support system designed to help you operate a successful business. In addition to our professional image and ethics, these are the advantages that separate American Investors Club from the loosely organized competition.
